Greener Mare
The North Coast of the Arab Republic of Egypt (the coastal area located between Agami in Alexandria and Marsa Matrouh) is one of the charming coastal regions with its wonderful climate and picturesque sea views. This area has been the destination of all luxurious coastal resorts starting from Abu Talat Village at kilometer 21, passing through Sidi Kreir, Marakia, El Hammam, Marina villages with their different numbers, Porto Marina, Al Alamein, Sidi Abdel Rahman, up to Matrouh with its touristic villages and wonderful coastal resorts, since the 1980s until now.
- In line with the wise policy of the state that investment should not be limited to touristic projects only, which are utilized only for a few months during the summer, but should be comprehensive development projects covering agricultural, recreational, residential, and industrial activities in general, the Group found its aspiration in this unique project, as it found in it the desired opportunity to achieve comprehensive development projects which it aims for in its many ventures, and therefore did not hesitate to invest in it with a large contribution.
- The Arab-Italian Group set the basic idea of the project to be an agricultural project where the buyer owns two feddans of cultivated and fruitful land, and a house or villa is built according to the buyer’s choice from one of the models proposed by the company. In this way, the buyer enjoys the rural life that city dwellers miss, and can carry out the rural activities he prefers, as the allocated area allows many activities. Due to the proximity of the location to the sea coast (only a few minutes away), the buyer can also enjoy the beach, or build a private swimming pool on his land so that he can spend his holidays in his own “farmhouse” (the project slogan), which he can visit both in summer and winter. In addition, the Group will provide outstanding commercial, sports, and recreational projects within the project site, offering buyers all the daily life activities they may require. It will also provide industrial and commercial activities to facilitate the sale and local manufacturing of their agricultural products, creating job opportunities and contributing to reducing unemployment rates.
- It is worth mentioning that the message of the Arab-Italian Group to all businessmen and investors is to always put Egypt first, so that no encroachment on agricultural land takes place. Instead, they should work on increasing and benefiting from it, transforming its products into manufacturing and various activities, and exporting these products to generate significant income for the country.
- The company has received the project site after completing the official procedures, carried out the surveying and topographic works, soil investigations, and foundation engineering studies. The internal roads for the first phase have been completed, as well as the drilling of wells, irrigation networks, and cultivation of land for the first phase of the project.
- This project is considered the first of its kind in the North Coast and the Middle East on the Alamein Development Axis, which transformed the North Coast into a 12-month destination alongside New Alamein City. The touristic vision owned by Eagles Real Estate (the project owner) is expected to attract from 800,000 to 1 million visitors within the next four years.
(2) Strategic Objectives of the Project:
As explained in the introduction above, the strategic objectives of the project can be summarized as follows:
- Comprehensive Development:
The project aims at comprehensive development that does not depend on a single activity, but rather integrates in the basic development whether social, agricultural, industrial, or commercial, in addition to touristic development, both domestic and international. It also aims at developing the social life of the Egyptian citizen by moving him away from the noise of the cities to the refined and advanced rural life. - Social Development:
In line with the wise policy of the state to develop the social components of the Egyptian citizen, the project aims to create a distinguished social environment, both for those who purchase farms and units in the project, and for the engineers, technicians, and workers in it.
In addition to providing the authentic rural atmosphere for the buyers, helping them escape the noise of city life and its difficult living conditions to a quiet life with pure air, combining the holiday mood of being close to the sea and the rural life of being surrounded by fields and plantations, the project also aims at building residential units for engineers, technicians, and workers. These units will not be less in quality than the buyers’ private units, though smaller in size. Thus, the project contributes to social development for all groups within its boundaries.
Furthermore, the project will provide entertainment facilities such as cinemas and amusement parks on a global scale that will not be less than Disneyland, in addition to playgrounds for various sports, aqua parks, waterways, lakes, and private beaches that will add an unprecedented atmosphere compared to other touristic projects. - Agricultural Development:
As each farmhouse includes at least one feddan of agricultural land fully equipped with services and utilities that support its use, the project aims to cultivate these lands with productive crops such as olives, palm trees, and various fruits. It also offers buyers the service of cultivating their lands on their behalf if they lack agricultural experience, and markets or manufactures their farm products, thus offering an integrated agricultural service without the need for external support. - Industrial Development:
As explained earlier, the project will include factories for processing, packaging, and marketing farm products, such as dried fruits, olive oil presses, juice and jam factories. In addition, the project will produce honey and bee venom from its beekeeping farms, dairy and dairy products from livestock farms, as well as meat and poultry processing industries. The project will also include service industries that meet the daily needs of the residents, providing them with a comfortable and distinguished life without external supplies. - Touristic Development:
In addition to the standard touristic objective of domestic tourism and establishing distinctive touristic and recreational facilities within the project, Eagles Group is planning a major international tourism project (details not to be disclosed yet) aimed at attracting large numbers of foreign tourists to Egypt through international tourism investment companies, for the full development of the Alamein Axis. - Sports Development:
For the first time in Egypt, the Arab-Italian Group plans to establish a sports club for Egyptian and international teams’ training camps with official playgrounds and scientifically designed sports facilities, including motels and hotel services for these teams.
The Group also plans a sports project to train athletes scientifically at an international level in all physical, skill, physiological, and psychometric fields.
(3) Project Location:
- The land allocated for the project is located in a vital area, central to several main axes in the Sidi Abdel Rahman area at kilometer 123 on the Alexandria-Matrouh road in the North Coast.
- The location is in a key connecting point, as it lies near the intersection of the Alamein road with the coastal road at kilometer 123, behind Mercedes company, opposite Marassi and Hacienda villages from the coastal road
